What happens next

The Planning Board's next regular meeting is Nov. 17, 2026; the Zoning Board meets the second and fourth Tuesdays (360 Milltown Road was continued to Nov. 10, as TAPinto reported; the Café Emilia hearing is to be adjourned to a date certain, per the Aug. 11 agenda). Hearings are public, at 100 Commons Way, 7 p.m.

Bridgewater has two land-use boards. The Planning Board hears site plans and subdivisions for permitted uses and reviews zoning ordinances against the Master Plan. The Zoning Board of Adjustment hears variances, including use (“D”) variances for uses a zone does not permit, which need at least five of its seven votes. Each board decides at a public hearing, memorializes the decision by resolution and publishes a notice of decision.

What this page covers. Board outcomes here come from the boards’ minutes and agendas (Zoning Board minutes for 12 meetings from Dec. 9, 2025 to Sept. 8, 2026; Planning Board minutes for eight meetings from Jan. 20 to June 16, 2026), the township’s notices of decision and Council records; outcomes known only from news reports are attributed. LocalWhy has not yet reviewed the boards’ memorializing resolution texts or the minutes of their later meetings. The larger applications have their own pages: the storage building at Routes 22 and 28, battery storage in Finderne, the Cornell Boulevard housing site and the Greymark site.

Decisions in the township’s notices. Among them: a 150-foot telecom monopole at 719 Route 202 (CX Towers, approved 7-0 July 14, 2026, with D(1) and D(6) variances “for the height of 150 feet,” per the Board’s minutes and transcript); a D(3) use variance and site plan for Liquid Church at 430 Route 22 East (7-0, Sept. 8); a D(1) use variance at 66 Finderne Avenue (Aug. 25); a site plan with a D(4) variance at Block 170, Lot 1.01 (Aug. 25); and a major subdivision at 1700 Mountain Top Road (Aug. 4).

Decisions in the boards’ minutes and agendas. The Zoning Board approved Solar Landscape’s rooftop community solar array at 22 Van Veghten Drive (D(1) use variance, 7-0, April 14, 2026) and, per its June 23 agenda, an extension of Chimney Rock Self Storage’s prior approval at 1661 Route 22 and a site plan with D variances for Garden Oaks Specialties at 1921 Route 22 West, each “Approved with conditions.” The Planning Board approved PSE&G’s flood-related rebuild of its 5 Polhemus Lane substation, 6-0, May 5, 2026.

The senior community. On Jan. 13, 2026 the Zoning Board memorialized its decisions on the application of 821 Bridgewater LLC and the Jewish Community Center at 821 and 831 Route 202-206 (App. #24-005-ZB): approval of the JCC’s D(1) use variance, and denial for 821 Bridgewater’s age-restricted townhomes with affordable units. Councilman Kirsh told the Council the townhouse variances failed on Nov. 25, 2025 for lack of the required supermajority; TAPinto reported a 4-3 vote and placed the site on Talamini Road. The 360 Milltown Road self-storage building and the Café Emilia expansion on Route 202 were still before the Zoning Board in 2026.

Zoning updates. Ordinance 26-14, an omnibus land-use ordinance, was adopted Aug. 20, 2026, 4-0 (Isla absent), with no public speakers. On Oct. 27, 2026 the Planning Board adopted a Master Plan Reexamination Report dated Oct. 16, 2026.

What residents can do. Notices of hearings and decisions are posted on the township’s legal notices page; memorializing resolutions can be inspected in the Planning Department at 100 Commons Way. The explainer has the full register. Corrections can be emailed to info@localwhy.org.
