The Board's Oct. 20, 2026 special-meeting agenda lists the application's resolution as "PENDING"; LocalWhy has not yet reviewed the Oct. 13 or Oct. 20 minutes. Bridgewater Self Storage, LLC (App. #24-027-ZB; TAPinto calls it Bridgewater Storage LLC) applied to the Zoning Board of Adjustment to build an indoor self-storage building on Block 400, Lots 1 and 2: the vacant former Tectonic office park at 322 Route 22 and the lot at 351 Route 28 where the Melick family has run a seasonal farm stand. The site is in the C-3 zone, which does not permit self-storage, so the applicant needed a D(1) use variance, plus a D(4) floor-area variance and bulk variances (Route 22 setback, loading spaces, sign setback), its attorney said on Jan. 27, 2026, according to the Board’s transcript.

The plan. On Jan. 27, 2026 the applicant’s architect testified the building had gone from 120,570 to 106,650 square feet, with a proposed 774 units, all interior (about 835 before), and its attorney said it was about 31 feet high from average grade, 43 feet seen from the Bogart/Route 28 intersection, where 45 feet is permitted (Board transcript). TAPinto reported a 35-foot height by July 2026, with storage traffic only from Route 22 and the farm stand reached only from Route 28. In September 2026 the applicant added the farm stand to its plan, offering the Melicks a 10-year lease with a possible 10-year extension.

The hearings. The Board first heard the application on March 25 and July 8, 2025, its attorney said on Jan. 27, 2026; the Board’s agendas label the Oct. 13, 2026 session the “7TH HEARING,” and TAPinto described it as the seventh “over 20 months.” The Board’s transcripts record 3 residents questioning witnesses on Jan. 27, 12 people speaking on April 28 and 27 sworn public comments on July 14, and a lawyer for a competing storage business, Arthur’s Self Storage, cross-examining. Inderpreet Banga said he spoke for Bridgewater Residents United, a group of over 150 members, not a legal entity. TAPinto reported that the group later raised money to hire an attorney, Jeffrey Brennan, who questioned the applicant’s planner and argued the 2025 Master Plan allows self-storage in only one business zone. At the Council, which said it cannot comment on a pending Zoning Board application, two speakers asked that the farm stand be kept.

The vote. TAPinto reported that on Oct. 13 the Board voted 5-2 to approve, with the certificate of occupancy conditioned on allowing a farm-stand operation. The Board’s Oct. 20 special-meeting agenda lists “Application #24-027-ZB (PENDING) Bridgewater Self Storage, LLC” under resolutions. LocalWhy has not yet reviewed the Oct. 13 or Oct. 20 minutes or a memorializing resolution; this page will be updated from them.
