Chris Cabel, 136 Pine Street
App. #26-010-ZB, Block 156 Lot 10: bulk variances. Christopher Cabel said a two-car garage would give his growing family storage and parking on his undersized 15,000-square-foot lot. His architect, Rocco Campanella, said the relief is limited to single and combined side-yard variances, that a garage on the other side of the house would need the same relief, and that the garage would be in scale with the neighborhood. Ms. Sarmad suggested a condition that the plan show the garage line. The applicant said no trees would be removed. Cheryl Wagner of 140 Pine Street said she had no opinion on the proposal but described a history of flooding in her basement and asked that water be directed to the storm drain; Mr. Burr suggested ways to limit runoff, and the applicant agreed to them as a condition. Approved with conditions, 7-0 (ayes Kulak, Weideli, Amin, Fresco, Franco, Henderson-Rose and Gayeski).
Liquid Church, 430 Route 22 East
App. No. 25-023-ZB, Block 400 Lot 5, 430 Route 22 East: D3 (conditional use) variance and bulk variances, second hearing. The minutes attach the transcript. The applicant’s witnesses described the site, in the C-3 office zone, as an existing three-story office building from the 1980s with a 456-space surface parking lot. Members said the church would reuse the building without enlarging its footprint. No members of the public asked questions. Approved, 7-0, on a motion by Amin seconded by Weideli, with the conditions the Board Attorney outlined (ayes Kulak, Weideli, Amin, Franco, Fresco, Henderson-Rose and Gayeski). The township’s notice of decision gives the approval date as September 8.
