360 Milltown Road self-storage (initial hearing)
App. #25-022-ZB, Nan Realty Holdings, Block 165 Lot 2, 360 Milltown Road: preliminary and final site plan and D variance. The minutes attach the transcript.
- Attorney Michael Silbert said the applicant proposes an approximately 85,140-square-foot, four-story, climate-controlled self-storage facility on a 2.11-acre portion of the property. The whole parcel is about 6.4 acres in the C-3 office and service zone; its existing one-story, approximately 17,717-square-foot research and development building, used by Avnos, would remain. The two uses would be split by a condominium arrangement into land units.
- The applicant seeks a D(1) use variance, because self-storage is not a permitted use in the zone, and relief for four stories where the zone permits three, since the township counts the basement as a story. Mr. Silbert said that without the basement the building would conform on stories and floor area but would look the same from outside.
- Engineer Robert Moschello (Gladstone Design) and traffic engineer Corey Chase (Dynamic Traffic) testified.
- Timothy Teeling of 14 Alexis Court asked the traffic engineer whether he had driven the one-lane underpass at rush hour or in heavy rain; the engineer said his analysis took the underpass into account.
- Carried to June 9, 2026 without further notice.
