What happened
The Planning Board scheduled a regular meeting for 7:30 p.m. on October 14, 2026 in the Susie B. Boyce Meeting Room, 44 Mountain Boulevard, according to the agenda. The presiding officer’s statement said notice was sent to the Courier News and published February 19, 2026 under the Open Public Meetings Act, and that the board planned to adjourn no later than 10:00 p.m.
The agenda listed Mayor Fine, Mario Serra, Deputy Mayor Kian, Mr. Scuderi, Mr. Lindner, Mr. Esposito, Mr. Lippitt, Mr. Puglisi, Mr. DiBianca, Mr. DiGrande, Mr. Argiro, and Mr. Ganta. The same professionals and clerk attended as at prior meetings.
No minutes were listed for approval.
Resolution listed
PB 25-06, Jewish Community Foundation of Greater Metrowest, NJ, Block 95 Lots 2 and 25, Old Stirling Road, preliminary major subdivision. The case was heard on April 22, 2026. It was carried to May 27 at the applicant’s request. The applicant agreed to send a letter extending the time to act, per the April 22 minutes. Those minutes record that five Helen Street residents objected on runoff and frontage. The board planner testified that 51 feet of frontage was actually 18 feet on an unimproved right of way. The agenda for this meeting lists the case under resolutions, not as a hearing.
Correspondence
The agenda lists one item of correspondence: the Board of Adjustment Annual Report 2025. The same report appears as a discussion item on the Township Committee’s October 22, 2026 agenda.
Hearing listed
Planning Board case PB 26-02 concerns Toll NJ I, LLC, at 234 Mountain Avenue, Block 82, Lot 12.02. The application is for a preliminary and final major site plan and minor subdivision. This is the same case that was listed for hearing on September 23, 2026. The application proposes 174 townhouses on about 60.87 acres. Of these, 55 are deed-restricted affordable. The subdivision will create a 25.552-acre development lot and a 35.325-acre lot to be dedicated to the Township, according to the board planner’s review. The planner’s report from September 20, 2026, found the plan generally met the AH-9 bulk requirements. The report stated, “Our office has no objection to the Board acting on this application.”
The agenda set the next meeting for October 28, 2026, at 7:30 p.m.
