Courtesy review listed
The agenda listed a courtesy review of a Warrenbrook Golf Course washdown building. It gives no description of the structure, its location on the course, or what the Board was asked to review. A courtesy review is an agenda heading, not an application number. The record reviewed contains no accompanying report.
PB 26-02: Toll NJ I hearing listed again
The hearing section listed Planning Board 26-02, Toll NJ I, LLC, at 234 Mountain Avenue, Block 82, Lot 12.02. This item was for a preliminary and final major site plan and minor subdivision. The case is the 174-unit townhouse development proposed on about 60.87 acres in the AH-9 Affordable Housing district. It includes 55 deed-restricted affordable units in 25 buildings. There will be one full-movement driveway on Mountain Avenue across from Dahlia Way. The applicant’s engineer is Bohler. The attorney is Craig M. Gianetti of Day Pitney LLP.
The Board planner’s review report dated September 20, 2026 found the plan “generally in conformance with the bulk requirements for the AH-9 Zone,” confirmed that the 55 affordable units meet the required set-aside. The report stated “Our office has no objection to the Board acting on this application.” The traffic impact analysis dated June 22, 2026 estimated at most 85 new peak-hour trips. It projected Level of Service D or better at the studied intersections.
The hearing opened September 23, 2026. It was continued on October 14, 2026. The October 28 agenda lists the hearing again. It contains no disposition.
