Old Glory resolution, 7–0
The board adopted the BA 25-07 resolution for Old Glory Properties, Block 74 Lot 6 at 51 Mount Bethel Road. This grants a variance for an apartment on the second floor. Mr. Villani moved and Mr. Otto seconded. The vote was 7–0: Villani, Galbraith, Rica, Volante, Otto, Cooper, and Calvo. No votes were recorded against.
Lion’s Den resolution
The board adopted the BA 25-25-09 resolution for Lion’s Den Realty, LLC, Block 78 Lot 19.09 at 5 Powder Horn Drive, the preliminary and final site plan with a floor-area-ratio variance heard February 2. Mr. Otto moved and Mr. Villani seconded. The minutes do not record a roll call for this resolution.
Myrtlewood house on an undersized lot, 8–0
The board heard BA26-01, Myrtlewood, LLC, Block 67 Lot 53.02 at 54 King George Road, for a new house on an existing undersized lot. Attorney John Sullivan said the lot is 51,351 square feet in the R-65 zone, which requires 65,340 square feet. He said the existing house and improvements would be removed, the new house would meet all bulk requirements except lot area, and buy/sell letters sent to neighbors drew no interest.
Engineer Richard Nusser described the 1.18-acre lot at King George Road and the north side of Thoresen Road. He said the applicant would dedicate 8.5 feet of right of way along King George Road and grant a 15-foot roadway easement along Thoresen Road, as the Township Engineer requested, reducing the lot to 49,145.6 square feet. He said all healthy trees would be retained, utilities would be underground, all existing improvements would be removed, and no underground storage tanks remain.
Frank Russo, the applicant’s principal, said one load of concrete and two loads of dirt had been dumped on the property and would be removed. He said he intends to build the house. He also said the driveway would be on Thoresen Road. He said an existing sewer connection would remain and a well would be moved.
Planner Michael Pessolano testified that the application satisfies the criteria for both a (c)(1) and a (c)(2) variance. The lot is undersized and cannot be enlarged. The new house would advance zoning purposes “a” and “i” by replacing an old structure and moving the driveway from King George Road to Thoresen Road. He said the benefits outweigh the burdens. He also said the variance would cause no significant detriment to neighboring properties.
Raymond Seto, owner of 3 Thoresen Road, asked whether wildlife had been removed from the house. Mr. Russo said the building had been boarded up and nothing was there. The minutes record no other public comment.
The board approved the application on a motion by Mr. Villani, seconded by Mr. Galbraith, 8–0: Villani, Galbraith, Rica, Volante, Otto, Cooper, Calvo and Mulkins. No votes were recorded against. The meeting adjourned at 7:43 p.m. The next meeting was scheduled for April 6, 2026.
