What happened
What was decided
- Ord. 2026-07, the Sunnymead Landfill Redevelopment Plan (Block 182, Lots 6 and 7.02), which creates a new Sunnymead Landfill Redevelopment District. The planning director called the plan “a hybrid of one of our industrial districts”, and said that once adopted it becomes the zoning, so the owner can apply for a site plan. No member of the public spoke. The board found the plan consistent with the master plan, 7-0, and recommended adoption.
- Valley Road Realty LLC, file 25-PB-04-MSPV: 199 homes on Valley Road in the MFID-1 inclusionary zone (townhouses in 25 buildings plus a 59-unit apartment building). Carried to July 9, 2026, 7-0, with the decision deadline extended to September 11, 2026.
- Campus Associates (5 Campus Drive), a six-month update. All four buildings were framed and pre-leasing had begun. The board attorney put on the record that the project’s affordable units will follow the settlement and approval: 23 units (five one-bedroom, 13 two-bedroom and five three-bedroom), with any deed paperwork corrected before the first certificate of occupancy.
- The July 2 meeting was canceled, 7-0.
Adjourned 7:52 pm.
