What happened
What was decided
- Harvard Way JMJ4, LLC (Redcom), file 21-PB-09-MSPV (remand). The board denied this 107,366-square-foot warehouse at 3 Harvard Way off Route 206 on October 13, 2022. On February 4, 2025 the Superior Court sent limited parts of the case back to the board. After public comment and an executive session with counsel, the five eligible members voted 5-0 to affirm the denial. The reasons discussed included the soil classification and infiltration testing, the lack of a testifying witness for the NJDEP permits, and the unknown tenant. A revised resolution was to follow; it was memorialized February 5, 2026.
- Campus Associates, LLC (5 Campus Drive), a six-month update. The approved project has four three-story buildings with 96 apartments, 23 of them affordable. Site work, including stormwater facilities, was reported complete, and the applicant expected to begin leasing in summer 2026.
Adjourned 9:25 pm.
