What happened
The Planning Board’s agenda for this regular meeting is on the Township’s Documents-On-Demand portal, linked from its Agendas/Minutes page, in the Planning Board folder. The minutes of this meeting were not yet on the portal when LocalWhy checked on October 31, 2026, so this page reports what the agenda listed. The meeting was set for 7:30 p.m.
204 Raritan Valley College Drive: RVCD LLC (Chipotle Mexican Grill)
The agenda listed Case No. 2026-005P PFSP, RVCD LLC (Chipotle Mexican Grill), Block 6, Lot 16, represented by Robert F. Simon, Esq. Its summary describes a 1.24-acre (53,918-square-foot) lot in the R/S-1 Retail Service zone, with frontage on Route 22 East and Raritan Valley College Drive, now occupied by a vacant 2,446-square-foot single-story bank. The applicant proposes to demolish the building to its foundation and build a 2,385-square-foot Chipotle Mexican Grill, with parking, drive aisles, a “Chipotlane” drive-through pick-up area, landscaping and outdoor seating.
The applicant’s hearing notice describes a building of about 2,380 square feet with 20 outdoor seats and lists the variances sought: 48.7% impervious coverage where 40% is the maximum, trash-enclosure setbacks of 15.46 feet (rear) and 4.20 feet (side) where 25 feet is required, and a second façade sign without frontage.
3083 Route 22 East: 3083 Route 22E, LLC
The agenda listed Case No. 2026-004P PFSP, 3083 Route 22E, LLC, Block 10, Lot 8, represented by Amanda C. Wolfe, Esq. Its summary describes 5.47 acres of undeveloped land in the I-1 Industrial zone, with frontage on Route 22 East and Station Road (County Route 679), across Station Road from the Raritan River Corridor (RRC) District. The applicant proposes a 68,956-square-foot building: 17,660 square feet of manufacturing, 45,296 square feet of storage associated with the manufacturing and 6,000 square feet of office, with parking, loading docks, drive aisles, stormwater management, retaining walls, lighting and landscaping.
The applicant’s hearing notice, published October 17, 2026, seeks preliminary and final site-plan approval and bulk variance relief for retaining walls over six feet, and describes the use as permitted and “not intended to be used as a warehouse.”
Floodplain ordinance consistency review
Under other business, the agenda listed the Board’s master plan consistency review of Ordinance No. 2026-1519, the floodplain ordinance the Township Committee introduced on October 12 to revise the Township’s Flood Damage Prevention Ordinance and continue participation in the National Flood Insurance Program. The Committee’s October 26 agenda said its public hearing on the ordinance would be carried to November 9, 2026 to give the Board more time for this review.
Other business
The agenda also listed approval of the minutes of the Board’s July 14, 2026 regular meeting; no resolutions for adoption; communications (the May/June and July/August 2026 issues of The NJ Planner); and nine claims totaling $2,262.00.
