- The site. A 1.44-acre corner lot with frontage on Holland Brook Road and Route 202 South, containing two two-story buildings now used as a religious school. The lot is in the Office Laboratory (OL) zone, bounded to the north and west by the Affordable Housing-6 (AH-6) zone, with the Low Density (LD) zone across Holland Brook Road.
- Its history. The property was approved in Case 1997-079 AUV PFSP for use as a daycare/school and senior care in the OL zone, has since received a certificate of use as a religious school, and was approved for part of a building to be used as a three-bedroom apartment for the applicant, not as a rental.
- The proposal. Two building additions — a 400-square-foot addition on the west side and a 792-square-foot addition between the two existing buildings, connecting them — plus a second ingress driveway and an expanded driveway and parking lot. Because the applicant proposes to expand an existing nonconforming use, a “d” variance is required.
