What the record shows
The township had not posted minutes of this meeting as of Nov. 1, 2026. This page is drawn from the agenda and the Board’s hearing notices, with one outcome taken from the township’s recording.
The agenda
The Planning Board’s regular meeting on Tuesday, October 20, 2026 at 7:30 p.m. in the Warren Craft Meeting Room listed:
- Approval of the October 6, 2026 minutes.
- Public hearing: a preliminary investigation to determine whether 99 Lord Stirling Road (Block 3101 Lot 2) and 25 Sherwood Drive (Block 3101 Lot 3) qualify as a non-condemnation redevelopment area under the New Jersey Local Redevelopment and Housing Law.
- An executive session on professionals for 2027.
The hearing notice
The Board Secretary’s notice of October 1, 2026 (reissued October 8) says the hearing is held under N.J.S.A. 40A:12A-6a, and that the study, “Block 3101, Lots 2 & 3, Area in Need of Redevelopment Study,” was prepared by Burgis Associates, Inc. for the Board and is on file for public inspection. At the end of the hearing, the notice says, the Board “will vote on whether or not to recommend to the Bernards Township Committee” that the lots qualify as a non-condemnation area in need of redevelopment; such a designation would not authorize the township to use eminent domain to acquire them. Anyone interested or affected may be heard, orally or in writing, directly or through counsel. The Township Committee authorized the investigation by Res. #2025-0395 on November 11, 2025, 3-2.
Outcome
The township’s recording of the meeting shows that the Board took no vote and carried the hearing to December 8, 2026, at 7:30 p.m. This will be checked against the minutes once posted. No recommendation to the Township Committee has been made. See the Lord Stirling School study.
