- PB22-005B, Fellowship Village, Inc. (extension of Conditions #1 and #14): motion Manduke, second Schaefer, 6-0 (ayes Bannan, Crane, Eorio, Manduke, Schaefer, Seville; Agarwal ineligible).
Applications
- PB24-002A, William J. & Virginia L. Kearns and Michael C. & Mary-Frances Vaccaro, Block 1602 Lot 2.01, 174 South Finley Avenue, amended conditional use (Crane and Eorio recused). Drill summarized the earlier approval and the conditional use requirements for an apartment within a single-family home. Kearns asked to amend the approval to allow a front yard setback of less than the required 50 feet; Vaccaro said a surveyor had staked the addition but a construction error left its front corner 2.38 feet, about 10 square feet, inside the setback. Schley reviewed his memo of May 29, 2026. After a recess (7:59–8:23 p.m.), the applicants agreed to plant Green Giant arborvitae at least 6 feet high and 6 feet on center along about 120 feet (Exhibit A-1), with a landscaper’s help on layout and timing. Approved under the “c(2)” criteria, subject to the stipulated conditions: motion Seville, second Schaefer, 5-0 (ayes Agarwal, Bannan, Manduke, Schaefer, Seville). Memorialized September 8. See land use applications.
Redevelopment presentation
Board Planner Allison Fahey gave a presentation on the Local Redevelopment and Housing Law: what redevelopment is, the law’s history, powers, process and criteria. The minutes say the presentation will be posted on the township’s website.
Other business
Drill invited members to call him with questions. The meeting adjourned at 9:21 p.m.
Public participation
Two members of the public were sworn on PB24-002A: Heidi Landry (161 South Maple Avenue) and Hank Barre (165 South Maple Avenue). The minutes say Exhibit A-1 shows the roughly 120 feet where Barre and Landry wanted screening trees, which the applicants agreed to plant.
